Do You Have Pets?
Here is some helpful information when
considering to rent a home in Hawaii when you have a pet or pets.
- Hawaii Landlord-Tenant Code does NOT
allow an Owner or Landlord to collect a pet deposit.
- Rents CAN be raised to any amount agreed
to by Owner/Landlord and Tenant
- A Pet Addendum can be given with the
Rental Agreement
- The Owner of the PET is responsible for
caring for their animal(s)
SOME SUGGESTIONS WHEN CALLING ON
ANY RENTAL
- Mention that you have a pet in the
beginning
- Some Associations have restrictions with
regard to animals (i.e. -number of animals, - type of animal or
breed of dog, -size of animal); Make sure the information that you
give on your pet(s) is/are accurate to avoid any violations or
possible eviction later
- Offer to email information or a picture
of your animal(s) so it can be forwarded to the owner for
preliminary approval before going to look at a home
- If you have pet references available
offer to email that initially
- DON'T NOT mention that you have a pet OR
bring a pet into a property that has not already been approved; it
is grounds for eviction
SPECIFICALLY IN HOMES RENTED THROUGH
ALOHA PARADISE REALTY INC.
- A Pet Addendum is given
- The Tenant is responsible for any damage
caused by the pet
- The Tenant is responsible for any fines
incurred by House Rules or Association Rules in connection with the
pet
- Tenant is responsible to pay for Pet
Treatment at the time they vacate the home
- Should the Tenant receive 2 or more
noise violations in connection with the pet their Rental Agreement,
regardless of it's stated end date, can be terminated at the
discretion of the Owner (through the Landlord) ~ OR ~ The tenant can
choose, at the Tenant's expense, to board the animal or remove it
from the home
- The Tenant is responsible for any
liability, damages or personal injury to guests or neighbors around
the home caused by the pet; it is recommended by Aloha Paradise
Realty to have insurance for such matters
- The Tenant is responsible to clean up
after the pet
- The Tenant is responsible to leash the
pet when outside of the home
- Specific conditions can be stated in the
Pet Addendum or Rental Agreement with regard to an individual
property as required by the Owner
